This allows Sellers to Get Professional Home Staging with Zero Cash out of pocket and help prepare a Seller’s home for sale. Our goal is to help the Seller execute the most lucrative sale possible, and to do so in an expeditious manner.
HOW IT WORKS
Our Pay At Close program is financed through a Third Party Vendor.
With this package, professional home staging services require no upfront payment – and no cash out of pocket. Instead, payment for staging and financing fees are deferred until the home sells. Staging Fees are paid out of escrow and will appear on Seller’s HUD statement (subject to certain terms and conditions). This enables Sellers to hire Big Style Staging and stage their home for spectacular results. There is total transparency and no hidden costs or charges.
REQUIREMENTS
Here are a few requirements when considering applying for Pay At Close Financing:
• The Pay At Close program is geared more towards Homeowners that are selling a primary residence, not an investment/rental property. Meaning No LLCs. Property must be owner occupied (LLC owned is ok if they are in fact primary residence or vacation home.)
Please Note: Our Finance Vendor does not work with Flippers or Developers at this time.
• NO For Sale By Owner. Property must be on MLS with representation, or have representation lined up. Finance Vendor will require a phone conversation with Homeowners Realtor to start approval process.
• To get approved, Homeowners should have at least 35% equity in the home and Homeowner cannot be in bankruptcy. Title must be clean with no liens to qualify.
• Homeowners should preferably have a credit score of 650 and above, but we can still submit the project for review the project if it’s a little lower than that.
QUALIFICATION PROCESS
Applying is quick and easy.
The pre-qualification process is us submitting the Sellers name and property address and we will have a response generally within 24- 48 hours and know if property has been accepted.
If the property is accepted, our Finance Vendor will call the Seller to obtain additional information about the Seller’s financial condition and explain the terms of our service offering. This conversation will take about five minutes. The Seller will need to provide a social security number and it involves a soft credit pull (not a formal inquiry, so it shouldn’t affect their credit score). This conversation will be directly between Seller and Finance Vendor, Big Style Staging need not know details of Seller’s finances. If Seller is declined, Big Style Staging will be alerted but we will not be given details for why.
If the Homeowner satisfies all conditions and elects to proceed, our Finance Vendor will send out contracts via DocuSign for electronic signature. This will be in addition to our staging contract between Seller and Big Style Staging. Please Note, entire process can add 4-7 business days to scheduled staging date installation.
